Insuring Thatched Properties
Getting property insurance for a thatched house or cottage can be problematical. Fire is a significantly increased when insuring a thatched property. Insurers normally pay particular attention to two areas when considering a thatched risk: -
- The property's electrical installation.
- The type of fire & heating the property has and construction of associated flue or chimney.
Obviously Thatch is combustible and as such insurers are also interested in what fire precautions you have in place to help prevent or control a fire. Methods of fire prevention and control can include using ammonium phosphate preservative to fire proof the timbers.
Another relatively common claim is for damage to any nylon net used to help protect the thatch from the wind and birds. If the thatch and net were damaged by a storm this would be covered. However if the net had deteriorated and the thatch was damaged by birds this would not be covered.
